Leadenham Cottage has been recently re-furbished and is self-contained. It was originally the stable block for the main Victorian Leadenham House.
Our cottage sleeps up to 3 adults in two double bedrooms.

The location is a few minutes walk from the centre of Oakham
The accommodation, which is on 2 floors, may not be suitable for people with mobility difficulties. The cottage has its own separate front door.
On the ground floor there is an entrance hall (14.5’x5’) with a separate toilet and wash basin.
The rest of the ground floor is open plan and contains:
A Sitting/Dining Area (13’x12.5’) with a comfortable sofa and arm chair, a dining table and chairs. There is a fireplace with an electric ‘log effect’ fire and a flat screen TV with a DVD player. There are views over the gardens.
The kitchen area (13.5’x7.5’) is well equipped with an electric cooker with ceramic hob top, a microwave, fridge, a range of cupboards and all necessary crockery and utensils. There is a door from the kitchen opens on to the terrace and garden.
Upstairs: One double bedroom (12.75’x9.5’) with a king size bed, chest of drawers and washbasin. This bedroom looks out over the main gardens. A second double bedroom (12.75’x9.5’) has a double bed, wardrobe, and washbasin, with space for a cot. There is a modern bathroom (8’x5.5’) containing a bath with shower over, washbasin and toilet.
Outside: The cottage is approached down the driveway to the main house. Parking is on the road and there is usually plenty of space. Please note there is no access to the gardens of the main house unless by prior arrangement.
Smoking is not permitted in the cottage or in the gardens.
Heating and hot water: The cottage has its own gas boiler which provides central heating and hot water. Instructions for use will be provided and all heating is included in the rental cost.
Linen and towels: All bed linen, towels and tea towels are included in the rental cost.
Location and amenities Oakham town centre has a number of shops, markets, cafes and restaurants and is becoming increasingly popular with visitors. The countryside and Rutland Water offer outstanding natural beauty. There are many pubs and restaurants in the surrounding villages offering meals.

Leadenham House and Cottage are at the junction of Braunston Road and West Road, just a few minutes walk from the town centre.
